Our Approach
To every community, to every home, to every design, we bring to bear a collection of talented resources – individuals, each educated, practiced, and skilled in a diverse set of experiences. Our team consists of architects, engineers, land planners, landscape architects, botanists, designers, environmentalists, hydrologists, builders and most importantly – you. We regularly meet to collaborate on ideas and sharpen the plans we present to the community, and we invite you to participate in this development with us. Our plans are often made available for review and feedback – after all, it’s going to be your home!
As we design and before we build, we test our plans and submit them for rigorous review and study. Following is just a sampling of the many criteria we use to deliver the greenest, freshest and most architecturally diverse product on the market:
-
Is the home livable? Would we recommend it to our parents?
-
Is the community safe? Does it encourage participation amongst the residents and create safe areas for our children to play? Have we created a balance between public & private spaces?
-
Is the design sustainable, green & energy efficient? Have we done everything we could to find the most efficient designs, to avoid creating waste, to have the least impact on the natural environment?
-
Is the architecture new and exciting? Do the designs offer variety and diversity in community? Have we paid attention to all sides of the home’s design? How will these look from next door? Down the street? From above?
-
Is the community design functional and would I want to live here?
-
Are the public spaces functional and will they create community?
-
Can we do anything to improve the functionality of the home: The Kitchen? The garage? Are the bathrooms comfortable and private? Do we have enough storage? Where will residents store garbage & recycling bins? The vacuum and cleaning supplies? Toys and Xmas decorations?
-
Will these be as energy efficient as we can make them yet remain affordable?
-
Have we sought new products and determined their longevity and value to the home-owner?
-
Have we enriched the existing community and neighbors? Will we make good neighbors? Have we considered their privacy?
-
Have we been conscious of the environment? Did we capture and utilize water on the site? Have we created green corridors and landscaping for the existing habitat? Will this community continue to grow?
-
How will these homes, this community look in five years, ten years, twenty years?
-
Have we created community?
-
Are common spaces available for everyone’s enjoyment? Do all units have a balance between the public and the private?
-
Have we made it easy for the community and homes to be serviced? Is it easy for the waste vehicles to access the site? Are safety vehicles provided appropriate access? Are the utilities on the units easily accessible and easy to locate?
-
Will this project enrich the lives of our future residents? Does this project allow us to move toward our goals? Will this project be exciting for our staff, consultants and vendors? Are we able to add value to a metropolitan area? Does this community meet the local municipality goals and bring residents closer in to city amenities or services?
-
Will we be proud of this development in another fifty years?
-
-
Have we challenged the industry to perform better, to deliver a more sustainable product, to rethink residential production?
-
Have we provided a competitive and affordable product with high and enduring value?
-
Have we designed this community and models to meet our investor promises? Have we communicated to the investor something different than what we’ve designed and will we meet or exceed their expectations and our fiduciary duties?
-
Does this project advance our goals? Does this project add value to the lives of our residents?
-
Will our residents be happy here?
